Advice Needed Roofing Repair Costs

As some of you know I have to have my garage roof re-done. The garage roof is approx 15 Sq M And the other flat roof is over my bedroom and dining room.

The bedroom is approx 11 Sq M and the dining room is approx 9 Sq M

So my total roof space is 35 Sq M

So I need to work out how much will it cost me?

Using Google to give me a GRP fibreglass roof is roughly £90 per square meter.

Does this sound right to any of you? Please.

Ps I am in Yeovil, Somerset.

If any of you know of a company or single trades man in my area whom might be Intrested in the job please pm me.

My fag packet calculation is about £3500 does this sound right?

Any help or advice is welcome.

£90 per square metre does sound a lot.

Does this include all remedial work ? (removal/replacement of batons, clearing away etc)

I used a site called fix my roof for a price guide.

This is the article:-

I charge £90 per m2 if the boards underneath are in good condition, but the price does include over boarding with new OSB3 which is essential to adhere a new fibreglass roof to. The price also includes good quality machine made trims and lead flashings wherever required.

So they cover up the nasties with OBS/3. How good do you think the roof structure is underneath the existing - asphalt ? - top.

The roof over the bedroom/dining room has had new felt fitted about 12 to 15 years ago. And from what I can see it looks all ok.

But the garage roof definitely has at least 1 board that got soaked.

It's the garage roof that I have to do as soon as really, as it won't take another wet winter :-(

The price you have been given does not cover replacement, it is an estimate, nothing more. You should get a local out to get a full quotation that cannot be reneged on.

Yes, I am waiting for a couple of people to get back to me.

Then I may be able to get an idea on costs.

And get some one to do it.

Finally made my mind up!

The felt roof that is on the bungalow is over 20+ years old, I am going to do the whole of the flat roof and garage roof in fibreglass.

And I have been given a chaps name to phone, he come highly recommended, by some of my neighbours, as he did there roofs.

Phoned him earlier on, and he is going to pop around on Monday night for a quote and a proper chat about my opinions.

So I will see.

I fully understand your procrastination, as it took us twelve years to get around to replacing our Ridge Tiles.

Just had the tricky bits on the weather side done for £895 and the main ridge will be done next year.

The outlaws had that fibre glass stuff on there roof, very long lasting for peace of mind.

Have you considered a rubber roof ? the latest epdm one piece rubber membranes have a life expectancy of 20 to 50 years. my neighbour had his dormer roof done this way replacing felt, and ive just had a new build porch roof the same. the rubber stays flexible so moves and dosent crack if it does leak you can use a puncture repair kit to fix it:)

Have to say, the rubber roof may work well in a cold and wet climate, where I live , six months at best!

My pet hate is any form of flat roof which imo is totally unsuitable for the British Weather ..
My neighbour had such a beast over her kitchen extension about 10 years ago ..and recently had to have it redone ..
felt covered I believe..
I was gobsmacked to find the drop on it was less than an inch ...thus it sagged in places and pooled rainwater in those depressions..
Why do they use such a shallow drop ?
Im no expert on rooves ..but even I know water only runs downhill ..
I advised her to have the inner edge facing the actual house raised at least 6 inches before re-roofing .. thus increasing the slope to the guttering..
It added a bit to the price ..but should last longer.

Had a text from the roofing guy, he wasn't able to get to me tonight :-(

So it's been arranged for Wednesday night.

The chap has just been to have a look, and measure up.

He said it will take him a couple of days to price everything, and then get back to me with a price.

Just had the phone call from the guy, and after ten minutes of him telling me it was a very big job, and that he will need 2 other chaps with him, it's going to take approx 14days (ish)

But it is a fully fitted brand new roof, in fibreglass, new boards etc, and making good, cleaning up afterwards.

Nothing old will be left after they have finnished.

Garage roof £1900

Bungalow flat roof £3800 and is twice the size of the garage roof.

So to do both is £5700

Ouch... construction is expensive these days. I say pay a bit more and have it done properly. We had a new large-ish patio done for £1400 when most others were quoting £3000+! We are now wishing we did go for the more expensive option as attention to detail on this job was minimal...

This chap I had quote me was recomended to me as he put there roof right after the first chap.

Go and have a good lokk at the bungalow with the repair, take pictures and post them.

If you have some idea of the total areas requiring replacement then post these as well
